From routine grass cutting and hedge trimming to planting, weeding and leaf clearance, we work with trusted contractors and monitor performance through regular inspections — ensuring the estate always looks its best.

Unlike standard home insurance, blocks of flats and managed estates require a comprehensive Buildings Insurance policy that protects the entire structure—including communal hallways, shared infrastructure, & external grounds. Given the complexities of modern property law & construction, cover needs to be tailored to each development’s unique requirements. To support this, Grove Partners works with a select panel of specialist insurance brokers to ensure your policy is robust, compliant, and delivers the best possible value for your development.

Budgets

Each budget is built from a clear understanding of planned maintenance, known risks, and likely upcoming costs, with sensible provision for future works where appropriate. We explain what’s included, why it’s included, and how figures have been calculated, so directors and leaseholders can see exactly where their money is going. The result is a budget that supports well-maintained buildings, avoids unnecessary surprises, and keeps service charges as fair, transparent, and defensible as possible.

We prepare clear, realistic budgets that reflect your building’s needs, plan for future works, and help keep service charges fair, transparent, and fully accountable.

This approach provides a straightforward audit trail, supports accurate reporting, and gives directors and leaseholders confidence that money collected for their development is used only for that development We also ensure payments, invoices, and balances are recorded properly and made available through clear, periodic financial updates — helping maintain full transparency, accountability, and control at all times.

Banking

All service charge and reserve fund monies are held in separate, client-designated accounts for each development, so funds are never mixed and are always clearly traceable.


At Grove Partners, we take the administrative burden off the Directors' shoulders by managing all statutory requirements—from maintaining the Register of Members and handling share transfers during property sales to filing annual Confirmation Statements and coordinating AGMs. By acting as your Company Secretary, we will administer the everyday corporate governance needed for both Residential Management Companies (RMCs) & Right to Manage Companies (RTMs).

We manage the mandatory annual requirements, including filing the Confirmation Statement & lodging statutory accounts with Companies House.

Our goal is to keep owners and residents informed through consistent, timely updates. As leaseholders ourselves, we know how frustrating it is when managing agents leave people in the dark; it breeds mistrust and strains the relationship. We believe sharing relevant information is more than a requirement—it’s a simple courtesy. Using WhatsApp and email, we ensure important updates reach the right people quickly, helping foster a positive culture built on clarity and mutual respect.
